Real estate stocks rallied, and mortgage rates fell, as fears of Fed "tapering," at least in the short term, evaporated.
The Federal Reserve will continue to buy U.S. Treasury securities and agency mortgage-backed securities, both of which have kept mortgage rates well below historical norms for the past few years. Fed governors cited the recent rise in mortgage rates in their list of concerns that kept them from pulling out of asset purchases.

Closed existing home sales rose 1.7 percent in August, reports CNBC's Diana Olick. Realtors say lower mortgage rates will not help home sales this Fall.
"It's a good day to get a mortgage rate," wrote Dan Green, author of The Mortgage Reports blog, immediately following Wednesday's Fed announcement.
But was it a good day for the housing market? What did it really say about the health of the recovery? It's like when you were a kid, and you don't have to go school because you are sick. Great! No school! Except you're still sick. That is exactly what the Federal Reserve's message was to the U.S. housing market.
"An insipid victory for housing markets," tweeted economist Sam Chandan. "Fed doesn't believe rebound can be sustained absent artificially low mortgage rates."
Ever since members of the Federal Reserve began hinting about a "taper" of asset purchases back in May, mortgage rates have been rising. The rate on the 30-year fixed conforming loan is over a full percentage point higher than it was in May; of course back in May it was near historic lows.

The rise in rates put the brakes on the housing recovery, sending both mortgage applications and home sales lower during the summer months. While home builders continued to tout demand and affordability, they could not help but notice fewer buyers in their showrooms.
"We are experiencing the same as others who have reported, decent spring followed by a poor summer," said Stephen Paul of Mid-Atlantic Builders. "Through June, sales were up 16 percent then dropped off the table in July and August."
Home builder confidence stalled nationally in September, after rising steadily, especially at the beginning of 2013.
"While builder confidence is holding at the highest level in nearly eight years, many are reporting some hesitancy on the part of buyers due to the sharp increase in interest rates," said Rick Judson, the National Association of Home Builders' chairman.
If interest rates retreat to where they were at the beginning of the year, mortgage refinances will likely rebound again, especially since they have dropped so dramatically in the past six months.
As for home sales, that is not an easy call. Sales have been hampered not just by rising mortgage rates, but by very low inventory, anemic construction, and still-pervasive negative equity among potential move-up buyers. Lackluster job and wage growth, especially among younger Americans, has not helped either.
We also know that while the Federal Reserve may not be tapering now, it will have to eventually. Some say it should do so sooner rather than later.
"Rip this Band-Aid off already," said Peter Boockvar of the Lindsey Group. "There will never be the right time to cut back, and today was the perfect opportunity to do so because the market was ready for it. Playing games now over this with the market will not smooth the eventual ease."

Boockvar pointed to the home buyer tax credit, which boosted sales briefly, only to expire and send sales slumping again. The Fed is clearly afraid of stalling the housing recovery now.
"Clearly the Fed has been spooked by the extent of the surge in long-term interest rates over the past couple of months and the impact that now appears to be having on the housing market," said Paul Ashworth at Capital Economics. "But there is a dangerous circularity here because the initial rise in long-term rates was largely a response to the Fed hinting that it would begin to reduce its asset purchases sometime in the second half of the year."
The confusion the Fed has now created could in fact result in more volatility in the credit and housing markets.

How to Transform What's Draining You

How can you “feel good" when life has so many obstacles?

We talked yesterday about getting rid of what drains you so you feel more energetic and alive. But what if you’ve found a whole list of things you don’t like and can’t eliminate? Maybe, for instance, your children--or at least some of their behavior!
Kids aren’t “perfect” any more than we are. Your baby resists diaper changes, your two year old runs away from you in the park, your three year old only likes white food, your four year old shrieks when there’s a tag in her clothing, your five year old wets the bed….And we haven’t even started with your finances, body, or love life. How can you “feel good" when life has so many obstacles?
The bad news is, life is not perfect. Ever. The good news is, you can have a perfectly wonderful life, even with all these imperfections. The secret is in your attitude. If you don't like that and want to fight with life, be my guest. There are certainly times when each of us needs to rant about the unfairness of it all. But there's wisdom in accepting things we cannot change. And there's growth in finding ways to appreciate what's good about where we find ourselves.
Life is too short to spend it armored with resistance. Even if you want to change something, you’ll be more effective from your centered, loving self than from your irritated, fearful self.
The paradox is that when you can find a way to more love, how you experience the situation will change. In fact, sometimes that change in ourselves makes us so much happier that we might look back in gratitudeat the difficult circumstance that spurred us to change. (Really!) Here’s how.
1. What do you find unpleasant? Do you find it excruciating to take your child to the playground and push the swing? Find a way to make it fun for yourself. Connect more with your child, or use it as a sort of movingmeditation. Do you find diaper changing unpleasant? Use this time to look into your baby's eyes and tell her how adored she is. Or just stop fighting with your toddler and change his diaper standing up.
2. Notice the times each day that stress you. (Bedtime? Getting out of the house in the morning?) Write out a routine for that time of day that works for both you and your child. Post it, complete with photos for your child. Keep refining it until you can enjoy it stress-free. Make sure you include something you LOVE doing, whether that’s the bedtime snuggle or a family hug/blessing in the morning before you head out the door.
3. Accept “faults” as foibles by cultivating a sense of humor and affection about them. Research shows that couples who have been happily married for a long time have learned to see each other’s faults as endearing traits. What would it take for you to accept your child’s challenging behavior as just another endearing part of this wonderful small person you love so much? For example, you could see your child as stubborn, or you could appreciate that he never gives up, and learn to work with that. Cultivate a sense of humor, an awareness that she’s still growing and changing, a commitment to seeing things from her point of view, and an appreciation that weaknesses are the flip side of our strengths.
4. Redefine Productivity. If you try to "do it all," what matters most will probably fall off your list. Most of what's on your to-do list won't matter next year, or even next month. But those moments that make your heart melt with your child will matter for the rest of his life. Move them to the top of your to-do list, let go of your self-judgment, and learn to say No to lesser things.
5. Find the silver lining. Does your son do well at school all day but get ornery or melt down when you pick him up? He feels safe enough to bring all his pent-up emotions to you for healing at the end of the day, and he's learning how to handle his emotions in a healthy way from your empathy. Is your daughter strong-willed? You won't have to worry about peer pressure! There is always something to be grateful for, even in the hardest times.
The real silver lining is that you're lucky enough to have this emerging human entrusted to your loving care, and every time you act with love you're stretching your own heart to let more love in. Ultimately, loving our children is what heals us. And that's what transforms everything.

New Housing Crisis: Not Enough to Buy

Sales of existing homes declined in May, according to a new report from the National Association of Realtors, not just because the overall housing market is struggling, but because there are simply not enough homes to buy.
There are currently 2.49 million for sale, a drop of 20 percent from a year ago. To make matters worse, supply is lowest on the low end, where so much of the investor activity has been over the past several years.
This lack of supply has seriously skewed the readings on home prices for the second straight month.
The median price of an existing home, as reported by the Realtors, rose 7.9 percent in May annually, but NAR chief economist Lawrence Yun was quick to point out that this does not mean the average home owner gained that much equity; it is simply a big shift in the type of home that is selling. Sales of homes priced under $100,000 dropped two percent from a year ago, while sales of homes priced between $250,000 and $500,000 shot up nearly 29 percent (though still at low volumes historically). Again, this is due to lack of supply on the low end, specifically distressed homes.
While there are still plenty of delinquent mortgages and homes in the foreclosure process, 5.57 million according to a new report from Lender Processing Services, the big bank servicers are still trying to go back and modify many of these loans. There is also still a huge backlog of foreclosures in judicial states like New Jersey, Florida and New York. Inventories of foreclosed properties in non-judicial states (where you don’t need a judge in the foreclosure process), like Arizona, have dropped to under a three-month supply.
Realtors say they did not see the usual spring bump in supply, as fewer regular homeowners put their homes on the market this year. The big question is, why not? Mortgage rates just hit yet another record low at 3.66 percent on the 30-year fixed, according to Freddie Mac. Home prices are stabilizing, if not gaining. Low supply should be a signal to homeowners that they could possibly get a bidding war. Still, nothing.

“They want to participate in the recovery by holding on to their property longer,” surmised Yun on why sellers are reluctant to list.
Fear is clearly a factor, as is negative equity. Between 11 and 12 million borrowers still owe more on their homes than they can sell them for, and many more borrowers in a near negative equity position; that means they can’t get enough equity out of their homes to cover the Realtor fees and the moving costs, nor to put down on a new home. That’s why the market is ripe for first time buyers, but they are not stepping up either, at just 34 percent of purchases. In a normal market, they would make up 45 percent. That, again, is part fear, but largely tight credit.
Mortgages may be cheap, but they are not easy.
The supply situation has gotten so bad in Northern Virginia that the Realtors there launched a new campaign this week titled, “Ask Me,” trying to get potential sellers to contact agents to find out, “Is it the right time for me to sell or buy a home?”
The Northern Virginia Association of Realtors, in the release, claims there is less than 2 months’ supply of available homes for sale in the market, a 37 percent drop from a year ago. Unemployment is trending down, and sellers have been able to get 97 percent of their list price, according to NVAR. The Realtors there are literally begging for more supply.
This supply situation proves just how tenuous and unique the current housing recovery is. It is heavily dependent on investor activity, not real, organic buying, selling and moving up. An investor purchase registers one sale, but a regular sale represents at least two, as the seller will likely buy another home, and so on and so on. Investors are certainly necessary to clear all the distress left over from the housing crash, but until we see not just more sales but more sellers out in the market, the housing recovery will remain in low gear.
